This course is designed to provide you with a review of current license law and the rules and regulations as set forth by the Georgia Real Estate Commission.  It satisfies the requirement for a three-hour course in license law as part of Georgia’s mandatory 36 hours of continuing education for license renewal every four years.

Course Learning Objectives

After completing this course, students will be able to:

  • Discuss Georgia Real Estate Commission rules and regulations concerning management for (1) qualifying brokers who are affiliated with multiple firms, (2) utilizing support personnel, and (3) sharing commission with non-resident brokers.
  • Describe the procedure for both the qualifying broker and the affiliate licensee to transfer a license from one firm to another as defined by the Georgia Real Estate Commission.
  • Explain Georgia Real Estate Commission trust account requirements for both qualifying brokers and affiliate licensees.
  • Describe Georgia Real Estate Commission requirements for brokerage relationships that are especially associated with (1) brokerage engagements (2) management agreements (3) community association agreements, and 4) disclosure requirements.
  • Discuss rules and regulations for handling transactions associated with (1) presenting offers (2) record keeping (3) disclosure of commissions and fees, and 4) handling rebates and gifts, as put forth by the Georgia Real Estate Commission.
  • Describe the Georgia Real Estate Commission requirements and procedures for licensees acting as principals.
  • Explain Georgia Real Estate Commission rules and regulations for advertising on the internet, in print media, and signage requirements.
  • Discuss unfair trade practices as defined by the Official Code of Georgia (OCGA), including (1) discrimination and advertising issues, (2) handling money, and (3) disclosure issues.
  • Identify what qualifies as prohibited behavior by the Georgia Real Estate Commission and the effects of that behavior on licensees.
